- Historic Belvidere Theatre (circa 1875) & Shoofly (circa 1868) rehabilitated to preserve the building while upgrading mechanical and plumbing systems
- Two-phase project: Phase 1 focused on structural reinforcement, exterior restoration, and Shoofly rehabilitation
- Full MEP replacement required due to age and vacancy, with limited space challenging ductwork and equipment placement
- Mechanical design solution: rooftop unit on Shoofly, ductwork routed through roof and attic of theatre; hydronic heating system in mechanical room sized for full building
- Space coordination: mechanical and electrical rooms swapped during construction due to bedrock and underground piping constraints
- Phase 1 design mindful of future theater needs, including large outside air volume requirements
- Project outcome: upgraded, code-compliant MEP systems integrated within tight historic spaces, ready for Phase 2 completion
