  • Historic 1902 Smedley Campus retrofit (now hosts Denver Montessori) to modernize HVAC and controls, led by 360 Engineering as the Prime Consultant 
  • Phase 1: Added air conditioning with new chilled water system, 4-pipe fan coil units, and Air Handling Units (AHUs); early equipment procurement mitigated supply chain challenges 
  • Chilled water piping routed underground with coordination between utilities and district; transformer upgrade handled with Xcel Energy 
  • Integrated controls tied into existing steam boiler system for consolidated, efficient operation 
  • Phase 2: Replaced aging steam boilers with forced draft boilers, upgraded to Direct Digital Control (DDC) controls, and installed new steam piping, condensate return, and heating pumps 
  • Structural coordination for new chimney flue installation via pre-assembled steel tower, minimizing costly modifications; larger mechanical room louver added for increased airflow 
  • Project outcomes: Modernized, energy-efficient, and reliable HVAC systems delivered on schedule, ensuring operational readiness for fall occupancy
